Rewires, Fuseboards and EV Chargers, Done When We Say We’ll Do It

One of the jobs that best sums up the work we do around Roydon was a complete rewire of a listed thatched cottage. Rewiring a listed thatched cottage in Roydon

When we first inspected that cottage, the damage was obvious in places and completely hidden in others. That’s the difficulty with rodent damage, most of the cable runs under floors, inside walls and through roof voids, so you’re finding it by inspection and testing rather than by eye. A cable can still be working perfectly while the insulation has been stripped back enough to cause a shock risk, a short circuit or a fire.
Given how widespread it was, patching individual sections wouldn’t have given the customer anything reliable. We recommended a full rewire.

Why we didn’t use standard PVC cable

A listed thatched property isn’t rewired the same way as a modern semi. The installation had to meet current standards while staying sympathetic to the building, and a thatched roof raises the fire risk considerably.
Instead of PVC cable and plastic trunking, we used mineral-insulated copper-clad cable,  MICC. It has a traditional copper finish that sat well against the cottage’s exposed timbers, and it let us produce a neat surface-mounted installation without modern plastic containment running across a listed interior. It’s also extremely tough, with excellent resistance to heat, fire and mechanical damage, which is exactly what you want under thatch.

MICC takes longer to install and demands more skill than standard cable. Every route, bend and termination had to be measured and finished properly, because most of it stays visible

Arc fault protection under a thatched roof

We fitted a new consumer unit with individual circuit protection and arc fault detection devices (AFDDs).
AFDDs pick up electrical arcing that conventional MCBs and RCDs won’t always detect. Arcing comes from damaged cable, loose connections and deteriorated wiring, and it can generate enough heat to start a fire. On a listed building with a thatched roof, that extra layer made sense, and the customer agreed.
 

Keeping the house liveable

The customer stayed in the cottage throughout. We split the rewire into planned stages, kept power on wherever it was reasonably possible, and reconnected essential circuits at the end of every working day. Floor coverings and dust sheets went down throughout and the work areas were kept tidy.

The finished result was a safe, modern installation that suited the age and character of the building, proof that an older or listed property can be rewired properly without losing what makes it worth living in.
